Bhai, mera personal experience bahut kharab raha hai aise builders ke saath. Maine Greater Noida West mein Ajayabpur ke paas ek project book kiya tha, 2 saal late ho gaya. EMI bhi jaa rahi hai aur rent bhi. Mental stress alag se. Sirf price mat dekho, builder ki reputation aur financial stability bhi check karo.
Legal verification ke liye sabse pehle builder ka RERA registration number check karo. Project ka bhi RERA status dekhna zaroori hai. Land title deeds, NOCs from various departments (fire, environment, aviation), construction commencement certificate – yeh sab demand karo. Agar builder hesitation dikhaye toh samajh lena kuch gadbad hai. Ek independent lawyer se review karwana best rehta hai. Yeh sab first-time buyers ke liye critical hai.

U5, positive experience toh Navjot Singh Luthra se nahi suna maine. But general market mein, agar builder ka land clear hai aur approvals hain, toh delivery ho jaati hai. Current market conditions mein buyers thode cautious hain, toh builders bhi try kar rahe hain time pe deliver karne ka, especially smaller ones. Lekin bade naam wale kabhi kabhi over-commit kar dete hain.
U4, Alpha II mein unka jo commercial belt ke paas wala project tha, uski baat kar raha hoon. U5, positive experience toh mushkil hai, but RERA site pe details check karna mat bhoolna, wahan sab mil jaata hai.

Totally agree with U2. My friend booked in their project near Alpha II Greater Noida 3 years back, abhi tak possession nahi mila. Sirf dates pe date dete rehte hain.
Bhai, Navjot Singh Luthra ka naam sunte hi darr lagta hai. Unka track record kuch khaas nahi hai past projects mein. Delivery delays toh common hain.
