Naya Gaon: Investment hype is way ahead of reality

Been showing properties in Noida for years, but buying for myself is different. Naya Gaon seems cheap, but is it *really* worth it? The metro connectivity is okayish, but last-mile auto costs add up, right? Plus, I'm hearing mixed things about water supply reliability. Should I just bite the bullet and go for something closer to Pari Chowk, or is there actual ROI potential here in 3-5 years? What's the community think?
