Naya Gaon mein property lena sahi rahega kya?

Naya Gaon mein abhi kaafi construction chal raha hai. I'm thinking of upgrading to a bigger place, maybe a villa, but honestly not sure about the area. Metro connectivity toh door hai, matlab auto ya e-rickshaw lena padega. Currently in a 2BHK in Sector 75, and traffic wahan bhi problem hai. Is the price jump to a bigger space in Naya Gaon worth the extra commute hassle? Heard waterlogging is a problem during monsoon. Anyone living there currently, how's the real resident life? And resale value kya rahega in 3-5 years? Already have a home loan, so EMI bhi dekhna padega. Hope someone can share their experience.
