Builders bade bade promises karte hain facilities ki, like 24/7 security, proper visitor management, but actual service quality kitni hoti hai? Bohut baar dekha hai ki guards bas gate pe khade rehte hain, aur CCTV sirf showpiece hai, ya phir parking allocation bhi lottery system ho jaata hai. Itna high EMI ke baad, maintenance bhi value for money na mile toh frustration hoti hai. Kya NBR mein bhi aisa hi hai? Kaise check karein ki ye charges worth it hain ya bas loot rahe hain? Koi real experience share karega? Don't want to regret this.

The only way to somewhat safeguard yourself is to thoroughly read the Sale Agreement and the Maintenance Agreement. Look for clauses about society formation, how the maintenance amount will be revised, what services are explicitly covered, and what the builder's responsibilities are post-handover. Also, talk to people who bought in NBR's other projects, not just Phase 1 of this specific one. Their overall track record for managing societies is key. Don't rely solely on marketing brochures.

Bengaluru mein toh har cheez ka price inflated hai, including maintenance. Builders ko pata hai log lenge hi. Best to factor in at least 15-20% extra over the quoted price for hidden costs and initial maintenance.
I've heard NBR's Phase 1 (not Soul Of The Seasons, a different one in the same area) has decent maintenance for now, but it's still relatively new. Phase 2 ka toh 2029 mein possession hai, tab tak market conditions aur builder ki priorities dono change ho sakti hain. It's a huge gamble.

U9, hidden charges mein corpus fund hota hai, uske baad club house membership, electricity meter installation charges, advance maintenance for a year or two, property tax for initial years, GST on various things. Ek baar toh stamp duty ke alawa bhi 5-7 lakh extra lag jaate hain.
Yeh maintenance ka chakkar NBR mein bhi hai? I've seen their RERA number: PRM/KA/RERA/1251/446/PR/260226/008491. But RERA registration se kya hota hai, service quality toh baad mein hi pata chalti hai. Has anyone checked NBR's track record for maintenance in their older projects? Jaise U4 ne bataya, Aavalahalli ya Adigara Kallahalli mein bhi inke projects hain na? Kya wahan ke residents satisfied hain?
U5, exactly! RERA bas paperwork hai. Meri family ne Akshayanagar mein ek project liya tha ek different builder ka, wahan bhi maintenance bahut high hai aur amenities use karne ka alag se charge karte hain. NBR ka toh pata nahi, but generally, builders ek saal tak toh theek maintain karte hain, uske baad society ko handover karte hi quality drop hone lagti hai. Fir society management bhi ek naya headache ban jata hai.
Sahi pakde ho! Marketing spin mein toh NBR bhi expert hai. Mere ek dost ne inke ek old project mein liya tha, Aavalahalli ke paas. Starting mein sab mast tha, but 2 saal baad se maintenance ke naam pe bas paise le rahe hain, services almost zero ho gayi hain. Security guards bhi change hote rehte hain.
