₹2.2 Cr for a 3BHK in Sector 70A feels like a lot, especially after owning a 2BHK here for years. I'm thinking of upgrading, but this price jump, yaar. I've been talking to a few brokers and also directly with Kiwi Land And Housing Pvt Ltd for a project. Brokers claim they can get me better 'spot discounts' ya 'exclusive deals'. Not sure if that's true ya just unka commission game. Is it even possible to negotiate much in Gurgaon now? Builders seem pretty firm, especially with prices going up. Kya lagta hai, should I trust a broker for a better deal, ya direct builder se baat karna hi sahi hai for transparency? Already have a home loan, so har paisa matter karta hai.

Bhai, 2.2 Cr for a 3BHK in Sector 70A is absolutely insane! Mera bhi same plan tha upgrade ka, but yeh prices dekh ke toh dimaag ghoom gaya hai. Totally feel you on the budget constraint.
Exactly! Hum first-time buyers ke liye toh yeh figures dekh ke hi BP high ho jaata hai. Soch raha tha ki thoda negotiation ho toh baat bane, but lagta nahi builders sunte hain ab.
