Been looking for 6 months now for a 3BHK in New Chandigarh, maybe around Sector 34B for my family. I work in real estate myself, but buying for my own family is a different ball game, honestly. Builders like Vamana Group, they quote a price, but how much room is there really to negotiate in this market? I'm talking actual numbers, not just a few lakhs. Also, this pre-launch discount thing – is it ever truly a discount, or just marketing spin? I know what builders don't tell you, but still, for end-users, is it worth the early risk? And for a better deal, should I go direct to the builder or through a seasoned broker? I'm seeing prices around ₹1.5 Cr for a decent 3BHK. What's been your experience getting the best terms? Which route usually lands you a better final price in Chandigarh?
