Just got possession of my Defence Colony flat last month. CGHS Group sprung a huge 'maintenance setup fee' and odd PLC on me. Did anyone successfully negotiate these surprise charges post-agreement? It feels like a scam.

To answer your question, RERA mein complaint toh kiya tha but process bahut slow hai. End mein thoda negotiate kar paya, but poora refund nahi mila. The builder just gave some vague reasons. It's more about the mental toll it takes than the money sometimes.
Iss market mein builders ko pata hai log lenge hi, toh they get away with this. Demand itni high hai especially in South Delhi, ki they know buyers will eventually cave in. It's a sad reality for first-time buyers like us.
