Just got possession of my 2BHK near Yelachenahalli last month, still settling in. Prestige project mein liya tha. I tried negotiating hard, but ab lagta hai sh शायद I could've pushed more. Bengaluru mein price negotiation kitna real hai? I mean, kitna percent tak realistically knock off kar sakte hain total price pe? Ya builder bilkul nahi hilte? Maine construction-linked payment plan liya tha. But pre-launch offers ka hype bahut hota hai, are they actually a discount? Ya sirf ek marketing gimmick? Aur construction-linked vs down payment, which one is smarter for an investor? Meri galti thi kya? Koi first-hand experience share kar sakta hai? Hope this helps someone else too.

Bhai, you're not alone! I'm looking at a 2BHK in Akshayanagar and har jagah prices itne inflated lag rahe hain. Negotiation ka toh naam hi nahi lete brokers. Prestige mein bhi negotiation nahi hua? Mujhe laga bade builders thoda toh karte hain. Kitna discount expect karna chahiye ideally?
U1, realistically, 1-3% max for reputed builders. Maybe 5% if it's a very slow-moving project or a smaller developer. I got 2% off a project in Aavalahalli last year, but that was after a lot of back and forth, and it was a ready-to-move unit.
