Negotiation is dead in Delhi's property market, period. Upgrading my Patel Nagar 2BHK to a 3BHK for ~1.8Cr. Chaudhary Realtors gave zero discount, then added massive PLC and possession charges. Is negotiating for 3BHKs in Saket even possible anymore? Or are these 'no discount' policies the new normal? How did you deal with this?

It's tough for first-time buyers for sure. My advice would be to look for properties that have been on the market for a bit longer, or maybe consider a slightly less 'prime' block within Saket. Sometimes, individual sellers are more flexible than big builders. Also, try to get a good property consultant, they sometimes have insider info on which builders might be willing to budge, even if unofficially.
1.8 Cr for a 3BHK in Patel Nagar... that's steep. I was checking out some options in Alaknanda, and even there for similar size, you're looking at 1.6-1.7 Cr, but the buildings are older. New constructions are just insane everywhere.
But is this sustainable? Are prices really that firm with such high interest rates? I thought RERA would bring some transparency and negotiation power back to buyers. What's the ground reality for these no-discount policies?

Good question, bro. RERA has helped with project delays and builder accountability to some extent, but not really with pricing power. Builders have formed cartels, especially for ready-to-move properties. Demand is still high in prime Delhi locations, even with high interest rates, because supply is limited. And for under-construction, they just pass on all costs. It's a seller's market, plain and simple.
Hmm, I don't know. Maybe it's specific to Saket/Patel Nagar? I heard some smaller builders in areas like Anand Vihar are still a bit flexible, especially if you pay a good chunk upfront. Chaudhary Realtors are big players, unka toh attitude alag hi hoga.
Totally agree, bhai! I was looking near Malviya Nagar and same story. Builders act like they are doing us a favour. 1.8 Cr for a 3BHK in Patel Nagar seems reasonable but without any negotiation, it's tough for first-time buyers like us.
Exactly! My cousin was trying to buy in Vasant Kunj recently, thought he could bargain for a better deal on the car parking or maybe get some modular kitchen freebies. Builder just laughed it off, said 'sir, line lagi hai'. Ended up paying full price and still felt lucky to get it. This 'take it or leave it' attitude is infuriating.
Haan yaar, budget toh hil jaata hai. Hum bhi first-time buyers hain, har penny count karti hai. Aise toh dream home, dream hi reh jaayega.
