I faced the same issue when looking in Ambegaon Budruk. Builders there were quoting insane prices for 2BHKs, around 70-75L, and barely budging even 1-2 lakhs. It seems like the market sentiment in Pune is very strong, so they don't feel the pressure. My agent told me to focus on projects that are nearing completion or have some unsold inventory, as builders might be more open to negotiation then. Did you check out any other projects in Dhankawadi or nearby?
U3, you're absolutely right about nearing completion projects. I got a decent deal in Akurdi because it was almost ready, builders want to close books by year-end. But for 78L in Dhankawadi, I'd say check the per sqft rate and compare it to similar projects. What's the carpet area for that 2B

U2, Pragati Properties ka track record mixed hai. My friend booked with them near Sinhagad Road last year. Possession delayed by almost 8 months. They were rigid on price too, didn't budge even 1.5 lakhs. But unka construction quality is decent, that's why log le lete hain. 78L is high for Dhankawadi unless it's a very premium project with huge carpet area and top-notch amenities. Make sure you check RERA details properly.
Totally agree, bhai! Pune mein negotiation is a joke. Builders act like it's a favour to sell you a flat. 78L for Dhankawadi 2BHK sounds steep without any flexibility. Mera bhi yahi experience raha hai.
