Budget finalised, loan pre-approved – now stuck on Tathawade. Godrej Properties mein 3BHK dekh raha hu. Pune mein negotiation kitna possible hai? All-in cost mein kya hidden charges hote hain? My current 2BHK was simpler.

My personal experience from booking a flat near Amanora Park Town two years ago was that negotiation is minimal, almost zero for good builders. They might throw in a modular kitchen or ACs if you push hard, but a direct price cut is rare. The market has only gone up since then, so builders have even less incentive to negotiate. Focus on getting a good deal on the 'all-inclusive' final price, not just the per sqft rate.

Hidden charges are the real monsters, more than the base price! Apart from stamp duty and registration (which is fixed), look out for GST (5% on under-construction), floor rise charges, specific view charges (if any), club membership, utility connection charges, and a year's advance maintenance. Parking charges are almost always extra now. These can easily add up to 10-15% of your base cost, so factor that in your budget upfront.
Jaise U3 ne pucha tha, Godrej ke projects Tathawade mein Godrej Rejuve ya Nurture hain. Unka brand value bahut high hai, isliye negotiation toh expect mat karo. They usually have fixed pricing and maybe some launch offers if you're lucky.
You forgot to mention IFMS (Interest-Free Maintenance Security) and corpus fund! My builder charged me a hefty amount for that, saying it's for future maintenance. It's like they keep finding new ways to extract money.

Totally agree! I felt like they were doing me a favour by even talking to me. It's more about 'take it or leave it' now. Pune market is just crazy.
