₹1.5 Cr for a 2BHK in Akshayanagara East feels like a lot for a smaller place. My kids are grown, so I'm selling our big house and looking for something manageable, maybe a 2BHK with an elevator. Heard builders like Aratt don't budge much on price, especially for new projects. Is it true? Can you really negotiate beyond a few lakhs, or is that just wishful thinking here? Also, trying to figure out the true all-in cost. Not just the base price, but stamp duty, registration, parking, PLC, interiors... it's a maze. Are there common 'hidden' charges that pop up just before possession? Someone told me about some 'fitting charges' for amenities later on. Any past experiences with these surprise costs would be super helpful.

Yaar, you're not alone. I'm also looking in Akshayanagara and the prices are just insane. 1.5 Cr for a 2BHK, that too for a 'manageable' size? Builders have zero flexibility these days. I tried negotiating for a flat near Aishwarya Crystal Layout last month, even offered to pay cash upfront, and they just smiled and said 'sir, market rate hai'. It's so frustrating for first-time buyers like us. Feels like they just list a price and that's it.
