My TRT Realty 3BHK in South Ex I just got possession last month. I tried hard to negotiate, but builder ne zyada move nahi kiya yaar. On a ₹1.5Cr flat, मुश्किल se 1.5 lakh kam hue. Final all-in cost with stamp duty, registration, and parking was way higher. Did anyone actually manage more than 1-2% off a new flat?

It seems like the days of big discounts are over, especially in established markets like Delhi. Builders are just passing on the costs and relying on market appreciation. So, for the OP, now that you've got possession, what's your plan? Are you happy with the overall value even with the minimal discount?
1.5 lakh off 1.5 Cr... that's barely enough to cover the parking charges, yaar! Builder ne toh apna pura bill nikaal liya.

Sometimes smaller builders without RERA registration have more room to negotiate, but then the risk is higher too. Just curious, what was the quoted per sqft rate?
I wouldn't say negotiation is a complete myth. Maybe for premium, ready-to-move projects, it's harder. But for under-construction or projects that aren't in a super prime location, there's always some wiggle room. My cousin got about 3% off on a 2BHK in a less developed part of Ansal Villas last year, plus some interior upgrades. It depends on the project's inventory, builder's liquidity, and how desperate they are to close deals by quarter-end.
Totally agree with U6. Delhi's prime areas have insane property appreciation. Builders know they can hold their ground because demand is always there.
U5, TRT Realty is a known name, they are RERA registered. South Ex I mein prices have gone crazy, 25k-30k per sqft is common for new construction. I think the OP's experience is quite real. My friend booked in a similar area, paid 28k/sqft and got zero discount.
Same pinch! I was trying to buy in Alaknanda last year and the builder literally told me 'Sir, there are 5 more buyers ready to pay full price if you don't'. It felt so insulting. Ended up paying almost full, hardly any discount. Did you try asking for any freebies like modular kitchen or ACs instead of direct price cut? Sometimes they agree to that.
Haan, sometimes freebies work, but only if you're buying a larger unit or in a project that's not selling as fast. For hot properties, forget it. My agent suggested asking for a waiver on club membership or maintenance for a year. That's usually easier to get than a direct price cut, worth trying.
U2, freebies bhi mushkil se milte hain! I asked for a fridge in a project near Anand Vihar and they said 'Sir, that's not our policy'. It's like they have a fixed rate card for everything and won't deviate. Builders are so rigid now.
Totally agree with you, bhai! Builders are just not budging these days. Lagta hai they know demand is high, so why bother negotiating, right?
