Negotiation is a myth in Gurugram real estate.

Visited a few projects on SPR last weekend looking for a 3BHK. Builders quote high, but is real negotiation even possible in Gurugram's current market? Seems like they don't budge much. Also, what hidden charges should I really watch out for beyond stamp duty and PLC? Don't want surprises near possession, especially with kids' school admissions coming up.
