Negotiation on new properties in Chandigarh is practically dead now. I work in real estate, but buying for myself is different; builders won't budge much. What percentage are people *actually* getting knocked off the base price in places like Aerocity or New Chandigarh? Feels like 2-3% max, if even that. Then there's the 'surprise' PLC or maintenance deposits at possession. Honestly, it's frustrating. Are secondary market deals in Sector 49 or Mohali any better for real negotiation? Or is it just accept their quote?

Hmm, I don't know, I recently booked a plot in New Chandigarh, near Mullanpur Garibdass, and managed to get about 1.5% off. It wasn't much but better than nothing. Maybe it depends on the builder? Which builders are you guys seeing this with specifically?

Exactly! I was checking out a project in New Chandigarh, near Rasulpur, and the builder quoted 4500/sqft. When I asked for negotiation, they just said 'market rate hai sir, demand bahut hai'. I saw their RERA documents later, base price was actually 4200/sqft just 6 months ago! They just inflate it to show 'discount' if you push hard. It's a scam.
