Is it better to push for a spot discount or leverage payment plans for better overall value, especially for an investment in Chandigarh? I'm looking at a 3BHK around Aerocity, budget ₹1.8Cr, for rental yield and appreciation. As someone in real estate, I know builder tricks, but buying for myself feels different. Should I focus on getting a direct price cut, even if it's just ₹1-2L off the ₹1.8Cr listed price? Or is it smarter to go for a construction-linked plan and negotiate better payment milestones, maybe getting some hidden charges like PLC or OC waived? Secondary market deals in Mohali's Sector 71 sometimes offer more room for negotiation, but new projects have their own appeal. What's been your experience with builders like Godrej or Omaxe here?
