Negotiation with big builders in Bangalore is a myth — change my mind.
Not proud of this but I almost got duped by a pre-launch scheme. Kids have moved out, so we're selling our big house and looking for a manageable 2BHK in Bangalore, maybe around Visthar. Proximity to a good hospital is key for us now. Visited a Brigade project, nice society, but the sales guy was so pushy. He quoted ₹1.3 Cr for a 2BHK, saying it's a "special discount" for early birds. I tried negotiating, thinking I could knock off 5-10 lakhs, but he just wouldn't budge. Matlab, is negotiation even a thing anymore in Bangalore real estate? Especially for a builder like Brigade? They act like prices are fixed. Also, kitne hidden charges aa jaate hain baad mein? Like the maintenance deposit, club house fees, OC charges... I'm really worried about the final bill shock. Have you guys been able to negotiate successfully? How much realistically?

For Brigade, expect minimal movement, maybe 1-2 lakhs max, or freebies like modular kitchen/ACs rather than direct price cuts. The key is to compare total landed cost, not just the base price. Ask for a clear breakup of ALL charges, including legal, electricity, water, corpus fund, advance maintenance, etc. before you even think of booking. Don't rely on verbal promises.
U10, Aavalahalli mein jo project tha woh Prabhavathi Aura tha. Mujhe about 5200 per sqft mila tha, including some initial discounts. It was a 2BHK, 1700 sqft. Hope that helps!

Always go for RERA registered projects, and ideally, something that's already under construction, not just a plan on paper. Visthar mein hospital proximity ke liye bhi check karna ki connectivity kaisi hai.
I managed to negotiate, but it was a smaller builder in Aavalahalli, not Brigade. They were struggling to sell a few units in their phase 1. I got about 4 lakhs off a 90 lakh 2BHK, plus they covered the registration charges. It took almost 3 months of back and forth, and I had to show them quotes from competing projects. So, it's possible, but you need patience and leverage. Big builders rarely give that leverage.
Wow, 4 lakhs is a good amount! But 3 months wait, that's a long time. What if the prices increase even more during that period? That's my biggest fear.

Brigade jaise bade builders pre-launch ya launch ke time bahut kam negotiate karte hain, especially if the demand is high. They have their fixed pricing models. Try talking to them when the project is nearing completion or if they have unsold inventory. That's when they might be more flexible. But 5-10 lakhs off 1.3 Cr is a big ask for a premium builder.
U4, OC charges typically vary. For bigger projects, it's usually around 1-2% of the property value, sometimes a bit more. It covers the cost of obtaining the Occupancy Certificate. It's a mandatory charge, so budget for it.
Sahi baat hai. Bangalore ka market abhi high pe hai, especially for reputed builders. They know people will buy even without much discount. Demand supply ka khel hai sara. Visthar mein toh prices waise bhi badh rahe hain.

Haan yaar, Akshayanagar mein maine bhi dekha tha ek project. Unhone toh bola 'fixed price' hai, upar se GST, registration, amenities, parking... sab alag se. Jo 1.3 Cr aapko quote kiya hai na, final bill mein 1.45 Cr tak toh aaram se chala jaayega. Ye log kabhi clear nahi batate pehle.
