Neo Regal Pune: what's the actual ROI potential?
Neo Regal — this project has caught my eye for a while now. It's completed, which is a big plus for me, but I'm trying to figure out its actual ROI potential. The price is ₹82.62 L, which seems decent for a ready property in Pune. But what about capital appreciation? Has anyone seen its value move much since completion? Honestly not sure if there's enough upside left for an investor. Also, rental yield ka kya scene hai? What kind of monthly rent can one realistically expect from a 2BHK there? Aur the resale market, is it liquid enough? Don't want to get stuck if I need to exit in 5-7 years. Builder ka track record toh theek lag raha hai, but secondary market activity is what really matters for investors. Koi tips ya experiences hain toh please share, I'm new to this whole investment thing.

Neo Regal ka naam toh suna hai, but 82.62L for a 2012 project sounds like a lot. Capital appreciation kitna aur hoga? I'm also a first-time buyer, so nervous about overpaying.
Totally agree, U1. Completed projects are good but 2012 possession means it's already 12 years old. Any significant appreciation would have happened already, so expecting much more capital growth might be unrealistic. I'd rather invest in a new launch in a developing area like Sinhagad Road for better future prospects, even with the construction risk. The peace of mind of a ready property comes at a cost.
