New Arohi Apartments — I'm really looking at a 2BHK here after kids moved out. We're downsizing, selling our current big place, and need something manageable. I visited last month, found a unit around 2.8 Cr... seems okay. But I'm wondering about the actual daily livability. Is the society friendly, or is it isolated? Also, how accessible are good hospitals nearby for pre-retirees like us? And what about the monthly maintenance charges? Are they genuinely low or do they add up quickly? Any real-life experiences would be so helpful.

Dekho, 'empty nesters' ke liye manageability important hai, I get it. But an older building like one from 2004 needs serious due diligence. I almost bought a unit in Alaknanda a few years back, similar age, and the structural audit revealed so many issues. Plumbing lines were corroded, electrical wiring outdated, and waterproofing was a major concern. Seller ne toh bas paint karwa ke dikha diya tha. Make sure you get a proper independent inspection done, especially for hidden costs that surface years later. Society friendly hai ya nahi, woh toh baad ki baat hai, pehle building ka foundation dekho.
This is crucial advice. For a 2004 project, especially at 2.8 Cr, the 'new' tag is misleading. While location can be a plus for older properties, the long-term cost of ownership due to wear and tear, and potential upgrades, can easily negate any perceived value. Plus, resale value for such an old property in today's competitive market, where new projects in places like Ansal Villas are offering modern amenities, can be tricky. It's not just about the initial price, but also what you'll spend over the next 10-15 years.
So, you didn't end up buying that Alaknanda place then? Good decision, sounds like a nightmare. Did you find something better?
You're absolutely right about the structural audit. My friend got stuck with a flat where the builder had cut corners on construction quality back in the day. The builder might not even be around or have the same reputation now. What's the Arohi builder's track record like for their older projects?
Exactly! I was thinking the same thing. The original post mentioned 'New Arohi' but if possession was 2004, it's definitely an older building. What about the maintenance charges then? Older buildings usually have higher costs for repairs, right? Does anyone know the actual age and condition?
Oh god, high maintenance on top of 2.8 Cr for an old place? That's a huge red flag for me. Budget toh already tight hai.
Spot on. My uncle lives in an apartment in Anand Vihar from a similar period, and their society maintenance budget is always stretched. Lift repairs, plumbing issues, facade touch-ups... it adds up. Plus, the society might have older residents with different priorities for spending.
Haan bhai, it's old. Maintenance is definitely higher than newer projects. Expect hidden costs for sure.
New Arohi Apartments? But isn't that project from like, 2004? How can they call it 'New'? And 2.8 Cr for a 2BHK from that era seems super high, even if it's a good area.
