New builder projects are a negotiation trap

Since the kids moved out last year, I've been trying to downsize from our big house and find a manageable 3BHK flat in Gurgaon, maybe around Badshahpur. Honestly, everyone glorifies these new builder launches, but nobody talks about how impossible negotiation is. Builders like Chintels India Ltd won't budge much on their new units, especially with all the PLC and floor-rise premiums. I'm looking at places for around ₹1.8 Cr. I swear, you can knock off way more from a resale property in the secondary market. What do you all think? Change my mind.
