Is the super area trap real in New Chandigarh projects like Altus Space? Upgrading from my 2BHK, I'm seeing huge differences. How do builders inflate numbers for 3BHKs?

Haan bhai, same here! I'm also looking at 3BHKs in New Chandigarh, and the prices per sqft seem attractive initially. But jab carpet area calculate karo, toh itna difference aata hai ki headache ho jaati hai. What's a good benchmark for carpet area percentage in these projects? Is 70% carpet area considered decent or is that also a trap?

Good question! Generally, 70% carpet area of super area is considered acceptable in this region, but ideally, you should aim for 75%+. Anything below 65% is a red flag. RERA specifies that carpet area is the net usable floor area, excluding external walls, service shafts, etc. So, if they are showing 1600 sqft super area, a true carpet area of 1100-1200 sqft is reasonable. Below that, it's too much loading.
Totally agree! New Chandigarh mein yeh sab bahot common hai, especially with 3BHKs. Builders show one thing on paper, but actual carpet area is like 65-70% of super area. My friend booked in Mullanpur Garibdass, project X, and for a 1600 sqft super area, the usable carpet area was barely 1050 sqft. Bahut bada dhokha hai yaar, especially for first-time buyers like us. Altus Space ka toh suna hai ki delays bhi chal rahe hain.
Haan, delays ki toh baat hi mat karo. Mere relative ko bhi Altus Space mein possession milne mein 6 mahine extra lag gaye. Aur carpet area mein bhi 100 sqft ka difference tha. Builders are just playing with numbers, they know first-time buyers don't have much experience.
Sahi keh rahe ho, delays ka issue toh hai. Mere ek friend ko bhi Altus Space mein problem hui thi, possession date extend kar di unhone.
