New Chandigarh expansion is the real deal
New Chandigarh — I've been looking at properties there a lot lately. Currently in a 2BHK in Sector 50, thinking of upgrading to a 3BHK or even a small villa. Already have a home loan, so EMI ka scene thoda tight hai. But with the Mohali International Airport expansion and PR7 Airport Road, lag raha hai ki investment ka right time hai. Dekh raha hoon Omaxe ya Godrej Properties ke projects, especially 3BHKs around ₹1.5 Cr. Is it worth stretching the budget now, before prices really shoot up? Yaar, log bolte hain ki market peaks pe hai, but New Chandigarh ka potential toh alag lag raha hai. Kya ye sahi time hai to jump in for a 3BHK? Ya thoda wait karna chahiye for a correction? Any tips on timing the market around these infrastructure projects? Hope this helps someone else too.

It's a classic dilemma, isn't it? FOMO vs. caution. New Chandigarh definitely has strong growth drivers – airport expansion, medical institutions, educational hubs. But the current market is indeed high. My advice would be to look at your personal financial situation first. Can you comfortably manage the EMI even if there's a delay or if your income fluctuates? Don't stretch so much that you're stressed. Maybe consider a slightly smaller 2.5BHK or a project with a proven track record of timely delivery, even if it's a bit further from the 'hottest' spots. The market might not correct significantly, but prices might stabilize for a bit before the next big jump. Better to be safe than sorry, especially for a first home.
Thanks for starting this thread! I'm also eyeing Omaxe and Godrej. I heard Godrej projects are usually on time, but Omaxe ka track record thoda mixed hai, especially with their older projects near Manimajra. Is it wise to go for a property in Rasulpur area? And what about the actual connectivity of PR7, is it fully operational yet? These details matter a lot for daily commute.
PR7 is a game-changer no doubt, but the price appreciation has already factored in a lot of that. Don't expect huge jumps overnight now. It's more about sustained growth.
Honestly, don't just look at builder reputation from a decade ago. Check their current RERA ratings for specific projects. I know someone who booked with a 'reputed' builder in New Chandigarh and is still waiting for possession despite all promises. Also, check the actual construction progress on site, not just brochures. Don't fall for pre-launch offers blindly.
Regarding Omaxe, their New Chandigarh projects are generally better managed than their older ones, but yes, delays are a possibility. Godrej has a better reputation for timely delivery, but their premium comes with it. Rasulpur side is definitely good for long-term investment due to its proximity to the airport road and upcoming commercial hubs, but current connectivity might be a bit challenging, especially if you work in Chandigarh city centre. PR7 is mostly operational, but some stretches are still under development, so 'fully operational' bolna abhi premature hoga.
I booked a 3BHK in a different project in New Chandigarh, closer to Saini Majra, about 2 years ago at ₹1.1 Cr. Tab bhi laga tha ki expensive hai, but ab jab dekhta hoon ki mere project mein resales ₹1.6 Cr tak jaa rahe hain, toh lagta hai decision sahi tha. But possession mein bahut delay hai yaar, builder ne 3 baar date extend kar di hai. It's a gamble, but the appreciation is real if you can wait out the delays. Just check builder's RERA status and past projects thoroughly.
Wow, 1.1 Cr se 1.6 Cr in 2 years is insane! Sounds like you got lucky with the timing. My budget is tight, so a delay would kill me. Any specific red flags to look out for with builders in New Chandigarh?
U3, same pinch! Meri bhi booking hai Mohali ke paas, builder ne toh RERA extension bhi le li hai. Kya aapke project ka RERA number hai? Aur delays ke liye kuch compensation mil rahi hai kya? I'm worried about my EMIs with no possession in sight.
Honestly, I'm not so sure. 'Market peaks pe hai' wali baat sach lag rahi hai. Infrastructure projects time lete hain to mature, aur tab tak shayad interest rates aur badh jayein. Omaxe aur Godrej ke projects ka delivery record bhi check karna padega. Mullanpur Garibdass area mein speculative buying bahut ho rahi hai, be careful.
Bhai, you've literally voiced what's been on my mind for weeks! New Chandigarh ka potential toh dikh raha hai, especially with PR7. Lagta hai abhi nahi toh kabhi nahi, but that 1.5 Cr budget is a huge stretch for a first-timer like me. Par kya karein, prices toh badhte hi jaa rahe hain. Same boat!
