New Delhi flat reality check, feeling a bit let down
Just moved into Hind Apartment last month and honestly, a lot of things feel different than what was promised during site visits. Clubhouse was supposed to be fully functional, but abhi tak gym equipment properly installed nahi hua hai. Aur kitchen sink ke paas light seepage bhi dikh raha hai, which is worrying for a new build. Maintenance charges toh full le rahe hain, around ₹6000 per month, but service quality utni acchi nahi lag rahi. Lift ka maintenance bhi slow hai. Not sure if this is normal for New Delhi societies, ya sirf humare yahan aisa hai? What are others' experiences with promised amenities vs actual delivery and maintenance service?

This is so disheartening to hear. We are finalizing a property in Anand Niketan and now I'm thinking if I should re-evaluate everything. The market is already so competitive and prices are high, to get these issues after paying so much, it's just not fair. Hope things improve for you, U1.
My friend who's an architect always says, check the builder's past projects. If they have a history of cutting corners, it will show up eventually. For Hind Apartment, I heard the builder had some RERA complaints on a project near Aram Bagh a few years back. Maybe check that.
Wow, I was actually considering Hind Apartment! Thanks for this reality check. The sales team made it sound like heaven. They quoted around ₹1.5 Cr for a 3BHK, which seemed decent for the location. Is that what you paid, and did they mention these issues at all?
They never mention issues, U9! Sales teams are trained to highlight positives only. We paid slightly more, but the price isn't the issue, it's the broken promises. The seepage is my main worry, it feels like structural integrity might be compromised.
1.5 Cr for a 3BHK in Delhi is a good deal, but not if you're getting these problems. It's better to pay a bit more for peace of mind. Or is it just that all new projects are like this now?
Seepage in a new build is a huge red flag, U1. Please get it documented properly. Builders often try to patch it up instead of fixing the root cause. My cousin faced this in an Ansal Villas property years ago, it became a nightmare later.

Bhai, this is unfortunately becoming very common. My friend bought in Anand Vihar last year, same story. Pool promised for summer was ready by winter. Builders delay completion of amenities to save costs initial months. You need to form a strong RWA and push them.
Oh no, this is exactly what I'm scared of! We are also first-time buyers looking in Delhi and builder promises sound so good on paper. ₹6000 for maintenance with such issues is a lot. Is this a new project, or resales mein bhi aise problems aate hain?
