Totally agree with U2, budget toh dekhna hi padega. Hidden costs bohot hoti hain. Sirf base price se kuch nahi hota.
Planner PNM Homes 1 ka naam bhi pehli baar sun raha hoon. Sarswati ke baare mein suna hai ki construction quality average thi, aur delays bhi hue the. Mere ek dost ne Anand Vihar mein ek project liya tha, developer ne bahut promises kiye, but baad mein sirf headaches mile. Due diligence bahut zaroori hai bhai, especially with older projects or unknown builders.
U5, due diligence toh must hai. Builder ka RERA registration check karo, past projects dekho. Sirf price pe mat jao. Sarswati toh established hai, but Planner PNM Homes 1 ka track record pata nahi.
U5, you're right. Planner PNM Homes 1 ka naam maine bhi nahi suna. Kahi koi chhota local builder toh nahi? Better to stick with known names, even if they are slightly pricier for peace of mind. Anand Niketan mein mere relative ne ek builder se liya tha, 2 saal tak possession delay hua tha. Big lesson learned.
Sarswati Apartment ki possession date toh 2014-02-01 ki hai. Itna purana project hai? Iska maintenance aur renovation cost ka kya scene hoga? Aur total units 476 hain, society mein koi issues toh nahi hain itne bade complex mein?
But U4, purane projects ka ek fayda bhi hota hai – established community aur generally bigger rooms. Naye projects mein space bahut kam milti hai. Maintenance toh har society mein hota hai, bas dekhna padta hai kitna effective hai society ka fund management.
U4 ki baat sahi hai. 476 units matlab parking aur amenities ke liye bhi fight rehti hogi. Sarswati mein ek friend rehta hai, usne bataya ki society management bhi average hai, aur security bhi utni tight nahi jitni naye projects mein hoti hai. Yeh sab total cost mein add ho jaata hai, mental peace toh free nahi milti.
Haan, U4, exactly! 2014 ka project hai toh re-sale mein aur bhi haggling hoti hai. Maintenance toh high hoga hi, plus older buildings mein plumbing/electrical issues aate rehte hain. Maine suna hai Sarswati mein lift breakdowns kaafi hote hain.
Congrats on taking the plunge! Renting se better hai apna ghar. Sarswati ki location achhi hai, Alaknanda ke paas. But haan, total cost dekhna padega. Rental potential toh Delhi mein hamesha high hi rehta hai, especially good localities mein.
Bhai, Sarswati Apartment ka price range toh sunke hi darr lag raha hai. ₹1.8 Cr se shuru hai? First-time buyer ke liye total cost of ownership toh aur bhi zyada hogi, stamp duty, registration, maintenance sab mila ke. Planner PNM Homes 1 ke baare mein suna nahi zyada, but Sarswati toh out of budget lag raha hai.
