New Delhi infra appreciation priced in, few affordable gains left
Been looking for 8 months now and it's getting exhausting. We need at least a 3BHK for the kids, and my wife's priority is a safe neighborhood with good schools. Our budget's around ₹2.5-3 Cr. I'm trying to figure out which New Delhi areas will actually benefit most from all these infra projects. Is Dwarka still a good bet with the IGI Airport Expansion, or will Rohini see bigger jumps from Metro Phase IV? I'm also looking at Dilshad Garden; will Eastern Peripheral Expressway connectivity really make a difference there for future appreciation? Honestly not sure if any good options are still affordable in these spots. Are builders like Godrej or Tata Housing even worth considering for future ROI in these areas, or is it mostly speculation now? What do you guys think?

The market is definitely tricky right now for first-time buyers. While infra projects do boost appreciation, the 'pre-booking' and initial launch phases see the biggest gains. By the time projects are visible, a lot of that appreciation is already priced in. For your budget and 3BHK need, you might have to look slightly further out, maybe towards areas that are just *about* to get connectivity, rather than those that already have it. Like how Ansal Villas saw a boom, but now it's mature. Don't chase the current hotspots blindly, look for the next wave. It's a tough call, but don't rush into an overpriced deal.
Sab jagah yahi kahani hai. Infra aa raha hai, par uske pehle hi prices itne upar chale gaye hain ki hum jaise first-time buyers ke liye kuch bachta hi nahi. Has anyone actually found an affordable 3BHK in these 'hot' areas within our budget of 2.5-3 Cr, ya sab bas speculation hi hai?
Maine Dilshad Garden bhi dekha tha. Eastern Peripheral Expressway se connectivity toh achhi ho gayi hai, aur border pe hone ke karan Noida/Ghaziabad bhi paas hai. Current rates wahan par 2.7-3.2 Cr ke aas paas hain for a good 3BHK. But is it really a good long-term investment given the current rates, or is most of the appreciation already baked in because of the EPE? I'm worried about getting stuck.
Bhai, Dilshad Garden ka bhi wohi haal hai jo Alaknanda ya Anand Niketan ka hua hai. Once infrastructure improves, prices skyrocket. Ab jo rate hai woh already inflated lag rahe hain. I'd be cautious about 'future appreciation' in such areas; the big jump might have already happened.
Dilshad Garden has decent potential due to EPE. Commuting to corporate hubs in Noida becomes much easier. Plus, it's an established area with good social infrastructure. Long-term, I think it will hold its value, unlike some of the newer, more speculative areas.

My cousin bought a 2BHK in Rohini Sector 24 last year, and prices have already gone up significantly. Rohini mein abhi bhi 2.5-3 Cr mein 3BHK mil raha hai kya? Mujhe toh Sector 13-14 mein 2BHK bhi mushkil lag raha hai is budget mein. Maybe kuch old construction, but new projects are definitely above 3 Cr for a 3BHK.
Godrej ka naam sunke darr lagta hai. My friend booked a flat with them in NCR, aur possession date pe date mili ja rahi hai. RERA mein complaint bhi ki thi, but progress is slow. ROI toh tab milega jab project complete ho. In current market conditions, I'd say be very careful with builder reputation, especially for future ROI.

Bhai, Dwarka mein toh 3BHK ke liye 3.5 Cr se neeche kuch mil hi nahi raha, especially if you want a decent society. Maine khud check kiya tha pichle mahine. Infrastructure ka faayda builders ne pehle hi utha liya hai.
Totally agree! Budget mein kuch mil hi nahi raha. Lagta hai hum late ho gaye.
