New Delhi investors, what's the reality of amenities vs. delivery?
Just got possession of my flat in Sri Sai Balaji Munshi Arcade a couple months back, and ab thoda tension ho raha hai. Brochures mein jo amenities dikhaate hain, aur actual mein jo milta hai, usme zameen-asmaan ka farak hai. Like the 'grand clubhouse' is barely functional, aur kids play area toh bas naam ka hai. Investors ke liye kitna impact karta hai ye sab on resale value ya tenant attraction? I mean, will tenants even care about a half-baked gym? Also, maintenance charges bahut high hain, but service quality utni nahi lag rahi. Lift ka response time slow hai, landscaping bhi average... matlab value for money nahi lag raha. Kya ye sab long-term ROI pe affect karta hai? Delhi mein aur projects ka kya haal hai is maamle mein? Any first-hand experiences?
