New Delhi property: Is it too late to buy?

My lease ends in 4 months and I still haven't figured this out. Honestly, I'm so fed up of renting, my landlord just hiked the rent again, so I'm finally taking the plunge to buy. Budget is around ₹1.8 Cr for a 2BHK. I'm looking at places in Dwarka, Vasant Kunj, or even Saket. Is New Delhi still a good investment for 2026-27 or has it peaked? I keep hearing about the Delhi Metro Phase IV expansion and UER-II; will these infrastructure projects actually push prices up significantly, or is that already priced in? Should I consider something from builders like DLF or Godrej Properties in these areas? I'm hoping for decent appreciation, but not sure if the market has much more room to grow. Any thoughts on where to focus for long-term value?
