New Delhi rental yields: The reality nobody talks about
New Delhi mein investment ke liye, rental yield figures are often quite exaggerated. For a 3BHK in areas like Saket ya Dwarka, the advertised 2-4% yield seems unrealistic from my experience. EMI ka burden aur property appreciation ka calculation toh sab karte hain, but actual rental income often barely covers your maintenance, not even a decent chunk of EMI. Is it truly sensible to buy a ₹2 Cr+ property thinking about rental income? I've seen this pattern before; it's mostly about capital appreciation. Change my mind.

Yaar, this is exactly what's been bothering me! Hum jaise first-time buyers ke liye toh yeh numbers dekh ke dimaag kharab ho jaata hai. I was looking at a 3BHK in Dwarka, builder was quoting 'expected rental yield' of 3.5% but jab maine khud calculation ki, after maintenance, property tax, and potential vacancy periods, it barely touched 1.5%. Toh kya sirf capital appreciation ke bharose investment karna chahiye? Is there no real rental income potential in Delhi at all, especially for properties above 2 Cr?
