New Delhi upgrade dilemma: what's the real deal?
New Delhi real estate market keeps confusing me lately. I'm currently in a 2BHK and planning to upgrade to a 3BHK, maybe a villa if the price is right. Already have a home loan so I need to be smart about the next one. Dekho, I'm looking at Angels Luxurious Residency and OM New Luxury Homes. OM is ready-to-move, which is a big plus, no under-construction gamble. But Angels ka price range thoda manageable lag raha hai. My main fikar is, is the premium for OM worth it for the next 5 years? Will it appreciate better? And rental potential? Angels looks newer, but OM is established. Honestly not sure if the higher EMI for OM will pay off in the long run compared to a more 'affordable' Angels. Kya lagta hai, which one has better appreciation chances? Has anyone else compared these two for investment?

Dekho, Angels Luxurious Residency ke 24 units hain aur price range ₹23 L – ₹90 L hai. Iska matlab hai ki bahut chote units bhi hain jo shayad aapke 3BHK upgrade ke criteria mein nahi aayenge. Aur bade units ke liye aapko OM jitna hi pay karna padega. Ready-to-move ka benefit sirf possession nahi hai, aap construction quality bhi check kar sakte ho. Angels mein kya quality milegi, kaun jaane? For long-term appreciation, OM sounds safer because of established presence and ready status. Meri advice, don't compromise on ready-to-move for a small saving if your budget allows OM.
Haan yaar, quality check is so important. Mere ek relative ne ek under-construction liya tha, aur ab har jagah seepage aur cracks hain. OM ki site visit karke properly check kar lo, Angels se better deal lag raha hai.
This makes so much sense! I didn't think about the unit size variation within that price range. It's a clever way builders advertise low prices but for impractical units. Thanks for this perspective.
Appreciation ke liye, New Delhi market ab thoda stable ho raha hai, but location is key. OM New Luxury Homes agar kisi prime area mein hai, jaise Alaknanda ya Anand Niketan ke paas, toh appreciation chances definitely better honge. Ready property ka rental yield bhi instantly milna shuru ho jata hai, which can help offset the higher EMI. Angels ka 'null' status is a big red flag for investment right now.
Sahi baat hai, rental potential ke liye ready property best hai. Under-construction mein toh wait hi karte reh jao. Plus, current market mein interest rates bhi high hain, toh har mahine ka EMI ka return dekhna padega.
Alaknanda aur Anand Niketan mein prices already sky-high hain. Budget-conscious buyers ke liye wahan entry karna mushkil hai. OM agar wahan hai, toh meri toh range se bahar hoga.
OP, main bhi pehle Angels jaisa ek project dekh raha tha, jiska price range itna hi wide tha. Turns out, the cheaper units were tiny and not practical for a family. Aur baad mein construction itna slow ho gaya ki main nikal gaya. You're upgrading to a 3BHK, so the lower end of Angels' range won't even be for you. You'll likely be paying closer to OM's prices for a comparable size. Usse accha ready-to-move le lo, no headache. Angels ke 24 units bhi bahut kam hain, toh maybe it's not a full-fledged project?
Exactly my thoughts! Ready-to-move ka peace of mind alag hota hai. OM New Luxury Homes agar ready hai toh uska premium samajh aata hai. Mera friend Anand Vihar mein ek under-construction project mein phasa hai, 2 saal se possession delay hai. Uske baad se main toh sirf ready projects hi dekhta hoon. EMI high ho toh bhi, at least ghar toh milega time pe.
Haan, Anand Vihar mein delays common hain. But sometimes under-construction projects are much cheaper, which is hard to resist when you're on a budget. Angels ka price range sunke toh lag raha hai ki maybe small units are very cheap, but larger ones are expensive.
Sahi keh rahe ho. Under-construction ka risk bahut high hai, especially for first-time buyers like us. Builder ke promises par bharosa karna mushkil ho gaya hai.
Bhai, Angels Luxurious Residency ka price range ₹23 L se ₹90 L? Itna wide range toh kuch ajeeb lag raha hai. Aur status 'null' matlab under-construction hi hoga na? First-time buyer ke liye yeh gamble lena theek nahi lagta. Builder ka track record check kiya kya?
