After months of searching and site visits, finally moved into Airwil Smart Ville last month. Honestly, possession ke time thoda stress hua tha, but overall smooth raha. Main concern abhi floor plan aur carpet area hai. Lagta hai pictures mein zyada space dikhti hai, actual mein thoda tight lag raha hai, especially living room. Not sure if it's just me or if others also felt the carpet area felt smaller than expected, considering the 2BHK price. Society ka vibe toh acha hai, neighbours kaafi friendly hain. Overall, thoda confusing hai. Is this normal for new projects?

This is exactly why I backed out of a project in Ajayabpur last year. Builder showed us a sample flat that looked huge, but the plans they gave later had much smaller dimensions. It's a classic trick. My friend bought in Alpha I Greater Noida, same issue. They quote super built-up and then carpet
Bhai, this is a common issue, but sometimes it's also perception. Did you check the RERA carpet area mentioned in your agreement? Airwil Smart Ville was supposed to be quite premium for its ₹1.6 Cr – ₹2.5 Cr range. What specifically felt off?
U3, I think the original poster is right. For a project in the ₹1.6 Cr – ₹2.5 Cr range, one expects a certain spaciousness. I visited a 2BHK there, the kitchen was quite compact too. They often cut corners on common areas or secondary rooms to show a bigger master bedroom.
Totally relate, U7! Numbers on paper can be deceiving. My 2BHK in Alpha II also felt smaller initially. It’s all about the layout.
U3, haan RERA carpet area toh agreement mein tha, but on paper it looks okay. It's the *feel* of the space. Living room feels narrow, not wide enough for a proper sofa set and a TV unit without feeling cramped. Maybe my furniture is too big, but even then...
Totally agree with you! I visited Airwil Smart Ville before booking my flat in another project, and I felt the same. Pictures are always misleading, yaar. Builders need to be more transparent.
