New Gurgaon keeps coming up every time I shortlist. I'm in a 2BHK in Sector 57, eyeing 3BHKs. EMI jump is a big deal. New Gurgaon mein prices kaafi high lag rahe hain for new 3BHKs. Is that premium justified? Log bolte hain acchi appreciation hogi, but resale ka kya scene hai? Will it be easy to sell later? Or just builder hype? Any real-world tips beyond brochures?

Justified? Absolutely not for many projects. Builder hype toh hai hi, upar se investors ne bhi prices ko artificially inflate kar rakha hai. Main toh kehta hoon, agar immediate need nahi hai aur budget tight hai, toh wait karo. Kai builders ke projects mein possession delay aur quality issues bhi sunne ko mil rahe hain. Mera ek colleague Chakkarpur ke paas ek project mein fasa hua hai, 2 saal se possession nahi mila.
Builder ka track record kaise check karein properly? RERA site pe
Bilkul sahi kaha. Mere cousin ne bhi ek builder se property li thi Baliawas ke paas. RERA date nikal gayi, abhi tak construction adhoora hai. Har baar naya bahana. Litigation mein phans gaye hain. Toh sirf appreciation ke chakkar mein mat jaao, builder ka track record bhi check karo, especially for new projects.
Market conditions toh abhi bhi upar hi lag rahi hain, par kya yeh sustainable hai? Loans bhi expensive ho gaye hain, toh yeh prices justify kaise ho rahe hain?
Bhai, main khud 2 saal pehle Badshahpur ke paas ek project mein invest kiya tha, yeh soch ke ki appreciation milegi. Builder ne bola tha Airport Road se connectivity bahut acchi ho jayegi. Abhi tak road ka kaam theek se hua nahi hai, aur jo log bol rahe the ki school-hospitals aa jayenge, woh bhi abhi tak pura nahi hua. Sirf brochure mein dikhata hai sab kuch, ground pe bahut slow hai development.
Haan, but long term mein dekho toh growth potential toh hai. Dwarka Expressway poora hone do, phir connectivity ka issue solve ho jayega. Tab appreciation bhi dikhegi. Thoda patience rakhna padega, especially for first-time buyers.
Sahi baat hai, bhai. Mere friend ne bhi Basai ke area mein liya tha, same story. Infra development kaafi slow hai.
Totally agree with the post! New Gurgaon ka hype toh bahut hai, but jab ground reality dekho toh connectivity aur social infra abhi bhi weak lagta hai. Sector 57 se shift karna hai toh convenience bhi toh chahiye na. Appreciation ka toh pata nahi, resale mein kaun lega itne door?
