New Gurgaon projects overpromise on build quality.
Everyone glorifies the fancy amenities but no one talks about jo asli construction quality hai. I'm looking at Ganga Valley Floors, but I'm worried about cracks and seepage issues within a year. How does that affect resale value or attracting good tenants? And these big clubhouses, are they actually used daily or just show ke liye? Maintenance charges bhi toh badhenge. Change my mind.

It's a tough call. On one hand, you want a new property, on the other, the risk of bad construction is real. My advice would be to visit their completed projects, if any, and talk to residents there. That's the only way to get a real picture. Don't just rely on sales brochures. Did anyone visit any of their other projects?
My friend booked a flat in Basai and they faced similar issues. Builder promised a certain brand of fittings, but installed cheaper ones. By the time they got possession, it was too late to do anything. You need to be vigilant throughout the construction phase if you're buying upcoming.
See, the market is tough right now. Builders are trying to cut costs wherever possible. New Gurgaon especially has seen a lot of projects come up very quickly. Quality takes a backseat. I'd rather buy something slightly older but with proven construction than a new one with just promises. What's the total number of units in Ganga Valley Floors?
50 units sounds manageable, but smaller projects can also mean less experienced contractors sometimes. And yes, less units means less voice if there are collective issues. The price for 2.3 Cr is for a specific configuration, right?
I think it's 50 units. That's a relatively small number, maybe that helps with quality control? Or maybe it means less negotiation power for buyers later?
This is my biggest fear as a first-time buyer. My budget is tight, ₹2.3 Cr for Ganga Valley Floors is already pushing it. If I have to spend on repairs after moving in, it will be a nightmare. Are there any builders in New Gurgaon known for genuinely good construction, even if amenities are basic?

Bhai, you hit the nail on the head. These builders show you grand plans, but execution is always the problem. I've seen so many projects where the clubhouses are just for show, barely anyone uses them, and we end up paying huge maintenance. Is Ganga Valley Floors offering any specific quality assurance or warranty on construction?
Totally agree with you! I visited a project near Badshahpur last year, similar promises, but abhi se walls mein dampness dikh rahi hai. Ganga Valley Floors upcoming hai na? What's the possession date for this project?
