New Gurugram 2BHK options: Overwhelmed, need advice
Okay I'll be honest — I'm completely fed up of renting in Gurgaon. My landlord raised rent again, so I'm finally taking the plunge and buying. The EMI vs rent math just makes sense now, tbh. I'm looking at New Gurugram for a 2BHK, my budget is around ₹80L to 1.5Cr. I've been checking out sectors like 81, 82, 83... there are so many options and I'm honestly a bit overwhelmed. Not sure if ready-to-move projects are better or if I should look at something nearing possession for a better deal. Which projects in this budget range are actually worth considering for a first-time buyer? Any real experiences with builders here, especially regarding construction quality or hidden charges? Is the connectivity truly improving or is it still a pain point for daily commutes? What does the community think?

My experience has been that ready-to-move projects are usually 10-15% more expensive, but at least you know what you're getting. Under-construction projects, especially nearing possession, can offer a better deal, but there's always the risk of delays. Mera friend ka project Sector 82 mein 2 saal late ho gaya, builder ne sirf excuses diye. Check the RERA status properly, that's crucial. Also, don't just look at the carpet area, check the super built-up vs carpet ratio. Some builders inflate super built-up to show lower per sqft price.
Regarding RTM vs U/C, I'd say RTM is worth the extra cost for peace of mind. I saw a project in Sector

You might find better value closer to Badshahpur side for that budget, maybe a bit further but better infrastructure.
