Haan, I checked last month for a project near Badshahpur. For decent projects, it's easily ₹7000-₹9000 per sqft. Some premium ones are even higher. So, for a 1200 sqft apartment, you're looking at 84 lakhs to 1.08 Cr just for the basic cost, excluding other charges.
Growth sounds great on paper, but my experience near Basai village was not good. Builder delays are a nightmare. I booked a flat three years ago, and possession date keeps getting pushed. Don't just look at the growth numbers, check the builder's track record and RERA status thoroughly. What's the point of growth if you don't get your home on time?
Sahi kaha. Aur sirf delays hi nahi, sometimes the quality is compromised too. RERA complaints are piling up for many projects. Before booking, check RERA history and talk to existing residents if possible. My friend bought in Chakkarpur, and he's still fighting for basic amenities.

Aap dono bilkul theek keh rahe ho, affordability is a major concern. I recently visited a project near Airport Road (Gurgaon side), and even a small 2BHK was touching 1.2 Cr. For first-time buyers, that's a huge stretch. Builders are launching, but mostly premium projects. There are very few options below 80 lakhs now, and those are usually far from amenities or have questionable builders. So, for a first-time buyer, it's tough unless you have a very high budget.
