Also, what about the society maintenance charges? These hidden costs add up quickly.

U4, society maintenance is usually ₹2-3 per sqft in projects like these in Rajkot. As for carpet area, always insist on seeing the RERA documents, they legally have to mention it. For Ansal Aastha, I heard the carpet area was on the lower side for a 2BHK in that price bracket compared to others near Krishna Kunj.
U1, you hit the nail on the head! My friend bought in a new project, not Ansal, but a reputed builder near Kalawad Road, and the plumbing was a nightmare from day one. Builder ne toh haath khade kar diye. So yes, these issues are very, very real, even with so-called good builders.

Dekho, Ansal Aastha Mig Zone COMPLETED project hai, possession date was June 1, 2022. So, by now, if there were major structural issues or finish quality problems, they would have surfaced. I remember seeing their RERA UPRERAPRJ5670 details, price range ₹29 L – ₹30 L was decent then for a 2BHK, but after-sales service is a big question mark. Ask for existing residents' feedback directly before you commit.
Absolutely, U1! My cousin bought a flat near Krishna Kunj from a similar builder two years back, and he's still dealing with seepage issues every monsoon. Ansal Aastha Mig Zone ki bhi yahi kahani suni hai, especially after the 2022 possession date. Be very careful.
Haan bhai, Ansal ka naam sunte hi darr lagta hai. Issues toh common hain, specially with their past projects in other cities also. Rajkot mein bhi yahi haal hai.
