New Lamba Luxury Homes: Are maintenance costs a lie?

Are the maintenance charges at New Lamba Luxury Homes actually as advertised, or is there always a catch? I'm seriously looking at a 3BHK there, the brochure looks amazing, but I'm getting mixed signals about the actual running costs. My parents keep saying builders always have hidden charges, and honestly, I'm not sure what to believe. They showed us all these fancy amenities – gym, clubhouse, pool – but are they even well-maintained? Or do they just sit there, adding to the monthly outgoings without much use? I heard from a friend's friend that the actual maintenance is way higher than initial quotes, like extra charges for power backup or common area repairs. Is that true? What's the real story with what residents actually pay monthly? I'm worried about huge EMIs and then surprise maintenance bills. Has anyone faced this, and what did you do?
