Honestly, I'm a bit lost on the rental scene here, even after getting possession of my 2BHK in Sector 23 last month. Planning to rent it out but things nobody told me about tenant verification are making me nervous. Is it really that invasive now? Also, heard some crazy landlord horror stories – mostly from tenants, but what about bad tenant experiences? Should I be worried about deposits or property damage? Any advice on finding good, reliable tenants in areas like Sector 150 or 78, or even Sector 23 itself? Don't want any drama.

My cousin had a terrible experience with a tenant in Alistonia Estate. They completely trashed the place and refused to move out for months, citing some obscure tenant rights. It cost him a fortune in legal fees and repairs. You absolutely need a strong rental agreement draft, not just a standard one. Have you looked into getting a property manager? Is that even worth the cost for a single unit?
For a single unit, a property manager might eat into your profits too much, especially in Sector 23 where rents aren't super high yet. I considered it for my flat near Alpha-II Commercial Belt. They usually charge
Good luck with that! Tenants are a nightmare these days. Expect the worst.
Bhai, welcome to the club! Sector 23 is a decent location for rentals, especially with the connectivity improving. Don't stress too much about verification, it's a necessary evil. Just make sure you get all documents in order. My uncle always says, 'pehli nazar mein jo theek lage, wahi best hai'. But seriously, trust your gut feeling.
Totally understand your dilemma! I'm also a first-time landlord, just got possession of my 2BHK in Sector 78 and planning to rent it out. Tenant verification is definitely a headache, the police verification process seems so tedious. And the horror stories! My friend in Alpha I Greater Noida had a tenant who disappeared without paying 3 months rent and damaged the kitchen. How do people even screen tenants effectively? What are the red flags to look out for beyond just a good salary slip?
Red flags? If they try to negotiate the deposit too much, that's a big one for me. Also, if they rush you.
Totally agree with your point about screening. For red flags, definitely check their previous rental history if possible, and don't skip the police verification. Also, a quick cross-check of their employment with their company HR can sometimes reveal discrepancies. A good broker will help with this, but verify yourself too.
