New launch 2BHK pricing in Gurgaon makes zero sense today
Been looking for six months now and it's getting exhausting. Currently in a 2BHK in Sector 90 and already have a home loan, but I'm checking New Launch Projects in the ₹80L to 1.5Cr range. Honestly not sure which project actually offers a decent deal for a 2BHK buyer right now. Is the price jump even worth it... or sab hype hai? Which projects are you guys shortlisting?

On paper the jump from Sector 90 looks tempting if you want to move closer to Airport Road (Gurgaon side) or Golf Course Extension. But looking at current interest rates around 8.5% and steep base prices, taking on another heavy loan right now feels scary. Has anyone actually managed to negotiate even a 5% discount on new launch table, or are builders completely rigid right now?
Last week I checked a launch near Baliawas belt because someone told me it is quieter and greener than main sectors. But the quote they handed over for a bare shell 2BHK crossed 1.35 Cr after adding club charges, car parking, and EDC/IDC. It felt completely unjustified for that pocket where social infrastructure is still developing. Half the internal access roads are broken, no proper retail nearby, and power backup diesel charges are getting crazy across societies. How are middle-class families supposed to survive such high maintenance on top of a 90k monthly EMI?
You asked about surviving the maintenance, reality is most people stretch their savings to zero just for down payment and then panic when possession demands land up. Better to stick to basic ready-to-move options even if they are slightly older.
Totally agree with your point about hidden charges, car parking alone they quote 4-5 lakhs now. That is why budget completely goes out of window by final demand letter.
One broker called me yesterday pitching some random entity called ZAK Spaces, claiming big luxury plans. I checked the portal and they literally have zero past completed projects in their track record. 0 delivery history and asking people to park hard-earned 1 Cr plus savings, bilkul blind gamble hai ye toh. First time buyers should strictly avoid unproven names.
I started my search around Badshahpur thinking budget thoda control mein rahega. But even older resale inventory there is quoting unbelievable numbers just because of the SPR connectivity buzz. At this point, my anxiety is peaking every weekend after site visits. Should I just pause my search for 6 months and wait for market correction?
True that. But jumping into a new launch in a panic is also risky when you already hold a loan. If construction delays hit, you will be paying double burden with EMI and rent together.
Do not bank on a correction yaar. People have been waiting for prices to drop in Gurgaon since 2021, and instead rates doubled. If your current Sector 90 EMI is manageable, sit tight, but prices drop hone ka wait mat karo.
Bhai 80L to 1.5Cr mein Gurgaon mein dhang ka 2BHK milna aaj kal lottery lagne jaisa ho gaya hai. Half the launches are demanding insane pre-launch booking amounts without even showing clear floor plans. It is honestly terrifying for someone on a strict salary budget. Are developers just banking on FOMO, or is there genuine buyer demand at 14k-16k per sqft?
Haan bilkul, and you asked if there is genuine demand, dekho half of these buyers are investors flipping booking slips. Regular salaried people like us are just getting squeezed out because our home loan eligibility cannot stretch past 1 Cr easily.
FOMO hi chal raha hai boss, nothing else. Every broker is creating this artificial panic that if you don't book today, rate will shoot up by 2k per sqft next week.
