₹1.8 crore for a 3BHK in Bellandur, even for resale, feels like a rip-off. I'm based in Dubai, so I can't do site visits easily and rely heavily on agent reports, which always feel biased towards new launches. Everyone glorifies new projects from Prestige or Sobha in Whitefield, but nobody talks about the actual ROI once you factor in PLC, maintenance, and likely possession delays. Is the resale market in established areas like Sarjapur or Yelahanka actually a smarter bet for rental yields? I mean, 3-4% is advertised, but with these inflated new launch prices, won't that drop below 2% for a ₹1.2 Cr 2BHK? That barely covers EMI. I need a property manager too, so legal clarity is key for me. Are we just chasing capital appreciation at the expense of real cash flow? Disagree? Tell me why.

Totally agree with you! Bellandur ke prices toh out of control hain. Main bhi yahi soch raha tha, naye projects mein itna daal ke kya fayda jab rental yield barely EMI cover karega. Resale mein at least thoda negotiation ka scope hota hai aur ready property milti hai. Bahut tension hai yaar.
Sahi baat hai bhai, ready property ka alag hi sukoon hai. Builder ki delays se bach gaye.
