New Mohali builds are a quality nightmare
Mohali construction quality is a huge concern. I'm in a 2BHK in Sector 69, thinking of upgrading to a 3BHK or villa. Visited Mapsko Gardenia, and the visible quality is worrying. Hearing about minor cracks, shoddy finishing, and seepage after just a year from residents. I already have a home loan, so this premium price jump needs serious justification. Are builders just cutting corners? Why pay so much to fix basic issues post-possession? My current older place feels more solid, honestly. I'm dreading snag lists. Anyone else faced this with newer Mohali projects? Does a 'reputed' builder guarantee better construction, or is it just marketing? Need real recommendations.

What's the point of paying ₹1.1 Cr for a flat in Mapsko Gardenia if you have to spend lakhs more on repairs within a year? I saw their RERA number HRERA-PKL-SNP-522-2023, but does RERA even help with build quality issues post-possession? And the possession date is 2028-08-01, which is still so far off. What if the builder delays and quality suffers even more?
Totally agree about the delays and quality issues. The price range for Mapsko Gardenia is ₹31 L – ₹1.1 Cr, which is a massive difference. Are the higher-end units significantly better in quality, or is it just the size/location? Anyone know if the 3BHKs are built better than the 2BHKs there?
RERA doesn't guarantee quality, bhai. Sirf paper pe rules hain.
U4, you hit the nail on the head. RERA is good for delays, but quality control? Not so much in practice. My friend had a nightmare with a project in Baliawas. They just got possession after a 2-year delay, and now the plaster is peeling. It's a never-ending cycle.
