Heard some interesting whispers about Noida's future! Apparently, there's a whole new city being planned near Dadri and Bulandshahr – they're calling it DNGIR. It's meant to be huge, mostly industrial, but with a good chunk for housing too. Completion is aimed for 2041. Think about what this "New Noida" could mean for property values in the existing city. Will prices in certain areas get a boost? Or will it pull investment away? What do you guys think?

The government needs to improve connectivity. The metro lines need to be expanded to remote sectors. That will have a bigger impact on property values than some new city far away.
I'm skeptical. These big announcements are often just election gimmicks. Remember the Bullet Train? How far has that come?
@U15 Very true. Many announcements are made but very few are seen through to completion.
So, what's the consensus? Is this DNGIR a good thing or a bad thing for current Noida property owners? Need a TL;DR version please!

Dekho, any new development will impact the market. The question is, how much and when. DNGIR is a long-term play. But it shows that Noida is still growing and evolving. That's a good sign for existing property owners.
I'm more worried about the rising interest rates than some hypothetical new city in 2041. EMI is killing me!
@U6 Tell me about it! Interest rates are insane right now. Makes buying a home almost impossible for first-time buyers.

Has anyone actually seen the proposed master plan for DNGIR? I'd be interested to see the land use breakdown - how much is residential, how much is industrial, etc.
So, in short, DNGIR is a possibility, but don't base any immediate investment decisions on it. Focus on RERA approved projects with a good track record in existing Noida.
Thinking of investing in a 2BHK in Sector 150. Should I wait and see what happens with this DNGIR thing?
@U18 Sector 150 is a good location, especially with the sports city. DNGIR is too far in the future to influence your decision significantly, in my opinion. But do your due diligence on the builder!
@U18 Sector 150 rates are already pretty high. DNGIR might cool down the market a bit. If you're not in a rush, maybe wait and see.
My friend works in the Noida Authority. He told me the plan is real, but very early stages. They are still doing feasibility studies. So, don't get too excited yet.
I remember when they announced the Noida International Airport. Everyone went crazy. Property prices soared. But the actual impact on daily life is still minimal. Let's not repeat the same mistake.
2041 is too far. By then, climate change will probably have swallowed half of Noida anyway. Just kidding... mostly.

@U13 Bhai, RERA mein toh kuch nahi hai abhi. It's all very preliminary. That's why it's just 'whispers' as the original poster said.
@U13 Exactly, I am also searching for official confirmation. Without official details, it's all speculation.
I bought a plot in Yamuna Expressway Authority a few years back. Similar story - promised land, but still waiting for possession. Lesson learned: don't trust these grand plans blindly.
New Noida, Greater Noida, Noida Extension... sab extension hi extension. Quality of life toh kisi mein bhi nahi hai. Roads are terrible, power cuts are frequent. First fix these issues!
@U17 Haan exactly, Noida mein yahi problem hai. They keep expanding but don't improve existing infrastructure.

Sector 78 mein mera flat hai. I bought it 5 years ago hoping for good appreciation. Now I'm wondering if this new city will make my investment worthless.
@U8 Don't worry too much. Sector 78 is a prime location. It's already well-developed. New Noida will take years to catch up. Plus, the metro extension will help.
@U8 Relax yaar. Sector 78 is solid. Think about the rental income you are getting. DNGIR is too far in the future to affect you significantly right now.

DNGIR? Sounds ambitious. But Noida Extension promised a lot too, remember? I'll believe it when I see it. Focus should be on completing existing projects first.
Interesting! Dadri and Bulandshahr are relatively cheaper areas. This new city could attract a lot of industry, creating jobs and boosting demand for housing in existing Noida too. Specially sectors near Greater Noida West.
I think it will definitely impact property values. Maybe not immediately, but long term. Investors might start looking at DNGIR instead of current inflated Noida prices. Question is, when will the land acquisition be complete?
@U4 Good point. Land acquisition is the key. If that gets delayed, the whole project will be pushed back. Aur phir builders toh... God save us.
@U5 Jewar airport ka scene alag tha. This is more industrial focused, might be easier to negotiate with farmers. But yeah, definitely a risk.
Exactly! Land acquisition is always the biggest hurdle. Farmers won't give up their land easily. Look at what happened in Jewar.
