New Noida villa or bigger flat – confused about appreciation

Currently in a 2BHK in Sector 78. Thinking of upgrading, looking at New Noida. Has anyone invested there recently? Is the price jump for a villa worth it, considering the potential ROI in 3-5 years? Or should I just get a bigger 3BHK? Already have a home loan, so EMI is a factor.
