posted on 12 MayNew place, new worries: Sohna property dilemma
Maintenance costs for my new place in Sector 62 are killing me, just moved in last month. Ab Sohna mein ek aur property dekh raha hoon family ke liye. Palm Floor Versalia completed hai, but Signature Global City 81 Phase 2 abhi under-construction hai. Completed ka peace of mind sahi hai, but Signature Global ka price point ₹78L se ₹1.35 Cr tak, thoda appealing lag raha. Kya Signature Global ke possession mein delays ka risk hai? Builder ka track record kaisa hai Sohna mein? Aur carpet area efficiency... matlab, Palm Floor Versalia mein jo usable space milta hai, woh Signature Global mein bhi milega kya? Floor plans dekh ke lagta hai kuch space waste ho jata hai. Kisi ne dono projects visit kiye hain?

I faced a similar dilemma two years ago when buying near Airport Road. Completed projects definitely offer peace of mind, but the premium is real and often very high. With under-construction, you save money but the mental stress of delays, hidden costs, and quality issues can be immense. For family, I'd lean towards something already built if budget permits, even if it means compromising on size a bit. That ₹3.3 Cr for Versalia is steep, but you know what you're getting.
Haan, SG ka track record Sohna mein kaisa hai, yeh jaanna bahut zaroori hai. Koi specific RERA data hai possession delays par? I'm also looking at Sohna, near Baharampur Naya, and these details are crucial. Carpet area efficiency ka point bhi valid hai, builders often play with super area.
I learned this the hard way: always get the exact carpet area mentioned in the agreement. Some builders include balconies in "usable area" but not "carpet area." Palm Floor Versalia is already built, so you can measure it yourself, which is a huge plus point.
Carpet area ka point bilkul sahi hai. What they show on paper and what you get can be very different.
Gurugram market mein builders ki reputation fluctuate karti rehti hai. For Signature Global, they do deliver, but often with delays. Check their RERA portal for the specific project, it'll show the revised possession dates. That's the most reliable data point.
₹78L to ₹1.35 Cr for Signature Global in Sohna is actually a very good deal right now, considering current Gurugram market prices. Palm Floor Versalia ka price toh out of budget hai for most first-time buyers.
Bhai, Signature Global ka record toh mixed hai, especially with their Phase 2 projects. My friend faced major issues with delays for their project near Badshahpur. Be very careful with under-construction properties, they can be a headache.
If SG has delays, then which builders in Sohna are reliable for UC projects? Is there any builder jo time pe deliver karta hai, or is it just the norm now? I'm looking near Baliawas, and this is important.
Totally agree! My cousin booked in SG's sector 79 project and it's been delayed by over a year already. They keep giving new possession dates, but nothing concrete. The penalty clauses are also a joke. So, yes, delays are a very real risk with them.

The price difference is massive yaar. ₹78L is definitely more appealing than ₹3.3 Cr, especially for a first home.
Carpet area efficiency is a huge concern for me too! I visited a Signature Global project once (not 81) and felt the layouts were a bit cramped compared to what was shown. Versalia ka usable space better lagta hai, but that price tag is scary.
