Loan finally approved, but Gurgaon ka broker game is getting to me. I work in real estate, know the drill, but for my own buy in Sector 114, I'm not seeing broker value. Okay, I'll say what no one says: most new project brokers are commission chasers, not real advisors. They promise 'special deals', 'spot discounts', but builder se direct bhi almost same hi mil jaati hai. They often prevent better negotiation because unka commission cut hota hai. Are brokers necessary for new inventory? Should I go direct? Change my mind. Disagree? Tell me why.

Bhai, you've hit the nail on the head! Exactly my feeling. I'm also looking in Gurgaon, near Airport Road side, and every broker just pushes whatever gives them max commission. No real advice on future appreciation or even hidden charges. It’s like they just want to close the deal and move on. So frustrating for a first-time buyer like me, especially with such a big investment.
I get the frustration, but sometimes a good, experienced broker can actually save you a lot of time and show you options you didn't even know existed. Especially for projects where direct sales are limited or if you're comparing multiple builders and don't have the bandwidth. Just need to find the right one, which is the tough part, I
Totally agree with you! I tried going direct once for a project in Sector 81, and the builder's sales team was actually more transparent about available units and payment plans. Brokers just add a layer of confusion sometimes.
