New project brokers are often useless.
Last few months, I've been checking 3BHKs in Sohna, upgrading from my current 2BHK in Sector 62. Current prices for new projects, Model Economic Township jaise, seem high, easily ₹1.8 Cr+ for a decent 3BHK. Honestly, I'm finding it hard to see what value a broker adds for new builder projects. Direct builder se jaana better hai ya broker se kuch extra discount milta hai? Secondary market mein negotiation ka scope zyada hota hai kya? Resale flats mein kya sahi rate mil sakta hai? Already home loan chal raha hai, so every penny counts. Kya lagta hai community ko?

The ₹1.8 Cr+ price tag for a 3BHK in Sohna is definitely high, especially considering the connectivity is still developing. We need to check the RERA carpet area vs super built-up area for these projects. Most builders quote super built-up, which is misleading. Also, what about the hidden charges? IDC/EDC, club membership, parking, maintenance advance – ye sab milake toh aur upar chala jata hai. Has anyone managed to get a clear breakdown of all charges upfront from a builder for a project in Baharampur Naya?
You are absolutely right about the hidden charges. I booked a flat in Baliawas last year and the IDC/EDC charges alone were a shocker. They only disclose the exact amount right before booking. It's a common tactic. For a 3BHK in that range, the total cost can easily touch ₹2 Cr with all these extras. Gurugram market mein
Totally agree! I was shocked by the final cost for a project in Basai. The initial price looked good, but all the hidden charges added almost 10-12% more. Builders don't make it transparent at all. Bahut mushkil hai compare karna.
Meri bhi same situation hai. Main bhi 2BHK se upgrade kar raha hoon, Sohna mein hi dekh raha hoon. Builder se direct deal karne mein unke own sales team ke saath deal karna padta hai jo kabhi kabhi brokers se bhi zyada pushy hote hain. Kya kisi ko direct builder se extra discount mila hai ya sirf broker hi aisa claim karte hain?
Mujhe toh lagta hai broker hi better hain, unhe market ki information zyada hoti hai. But commission ka darr rehta hai ki kahin zyada na le lein.
Haan, mujhe ek baar builder se direct ₹50k ka discount mila tha, but that was for a ready-to-move project near Airport Road (Gurgaon side) during an inventory clearance sale. Usually, they don't give much extra, it was more of a one-off.
Nahi yaar, direct builder se bhi same rate mila tha mujhe. Broker bas paperwork easy kar dete hain, but that's about it.
Bhai, brokers for new projects are a big scam most of the time. They don't add any value beyond what you can find online or directly from the builder's sales office. In fact, sometimes they hide offers or push you towards projects with higher commissions for them. For secondary market, haan, wahan thoda negotiation ka scope hota hai, especially if the seller is in a hurry. I saw a 3BHK in Badshahpur listed at ₹1.6 Cr which eventually sold for ₹1.45 Cr after negotiation last month. Resale mein better deals mil sakte hain, but due diligence is key.
Totally agree with you! Sohna mein prices sach mein upar ja rahe hain. I'm also looking for a 3BHK and the brokers just push whatever gives them maximum commission. Direct builder se hi deal karna better lagta hai, at least transparency toh rehti hai.
