New project construction in Pune is pure resale suicide
Been checking projects since last Diwali and I'm honestly losing my mind. I work in real estate but buying for myself is different, boss. Visited Madhuban Ekunj Residency recently for an investment unit. 3rd floor pe plaster finish dekh ke dimag hil gaya. I know what builders don't tell you, but itna visible dampness before full occupancy? If seepage starts early, tenant retention tanks and resale value takes a massive hit. Maintenance charges ₹3,500 mangte hain, par lift quality and basement drainage look completely neglected. Actually wait... is this just bad luck or standard here? Anyone with units here seeing heavy maintenance costs already?

I was actually considering looking at this building next weekend after visiting a few options near Anand Nagar, but now I am second-guessing everything. On one hand, 54 units means peace and less crowd, but if resale takes a hit due to leakage, whole capital gets locked. Did you end up speaking directly to the builder sales team about rectifying the dampness before agreement registration, or did they just brush it off?
True, meri family ne bhi bola hai never trust verbal promises for structural repairs. Abhi tak clear answer mila nahi hai.
They always say painting touch-up karwa denge before key handover. But cosmetic paint dampness ko permanently solve thodi karta hai, two months later patches wapas aa jaate hain.
Pune market is completely inflated right now. Resale value toh door ki baat hai, standard rental yield bhi 2.5% cross nahi kar raha.
Madhuban Ekunj Residency is already marked COMPLETED on paper with RERA number P52100002630, right? When a project is done and has only 54 units, maintenance costs naturally shoot up per flat because expenses get divided among very few owners. Agar drainage aur lift issues abhi se hain, toh ₹3,500 maintenance will definitely jump to ₹6,000 soon. What is the current occupancy status there right now?
Total 54 units means zero economies of scale. Even in Ambegaon Budruk, small standalone societies face this exact nightmare after builder handover.
Hardly half the families have shifted so far. Baaki flats are still empty, which is why the builder is delaying fixing common area complaints like lift sensors and basement drainage.
Bhai Sinhagad Road side bhi yahi chal raha hai aajkal. New constructions look shiny for six months, then monsoons hit and reality comes out. Ek dost ne wahan flat liya tha, ab har saal society maintenance ke alawa separate repair fund dena pad raha hai.
Reading this literally made my stomach churn. I am planning my first purchase with hard-earned savings, and if a completed project selling at 1.9 Cr has visible dampness on the 3rd floor, where are buyers supposed to go? Is the water seepage coming from internal piping or external wall cracks?
Yeh sunke toh mera confidence hi hil gaya. 1.9 Cr is huge money for middle-class people taking 20-year loans.
I checked with a local plumber friend who visited the site earlier. The problem is mostly poor external waterproofing on the parapet walls, not the internal lines, but fix karne mein society ka mota kharcha aayega.
