Okay, I'll be honest — I'm really struggling to justify the premium on some new projects. I'm in a 2BHK near Hinjewadi, eyeing a 3BHK or villa, like Jhamtani Nandan Ace. From an investor angle, how much does *actual* construction quality affect resale and maintenance costs? Do those fancy clubhouses truly attract better tenants or justify the price, or are they just ghost facilities after a year?

The RERA number P52100033562 is there, which is a relief. But 2026-03-01 is still far. Has anyone here bought from Jhamtani earlier? Are they known for delays?

Exactly what I'm thinking! Jhamtani Nandan Ace ka price ₹1.6 Cr – ₹1.9 Cr is just too much for a new 3BHK near Hinjewadi, especially with possession in 2026. Yeh premium sirf marketing hype hai ya kuch solid value bhi hai?
Totally agree, U1. I visited Nandan Ace. The show flat looked great, but the actual construction site was still very raw. Clubhouses are tempting, but like you said, maintenance badh jaati hai baad mein. My cousin in Amanora Park Town pays a bomb for maintenance, even for their amazing facilities.
Sahi keh rahe ho. My friend bought a 2BHK in Akurdi a few years back, same builder, aur usko bhi laga tha ki premium justified hai. But then construction quality issues came up, and possession bhi late hua. Hidden costs toh baad mein pata chalte hain.
