New Sohna launches are overpriced for investors, fight me.
The real value in Sohna isn't in new launches anymore, it's in finding price correction zones. I've been tracking Sector 37D for a while, and honestly, new projects like what S R Paryavaran Engineers offers feel stretched on price. My last buy gave me a decent ROI, but current 3BHKs around ₹2Cr+ just don't seem to have much upside left for investors. I'm looking for pockets where prices haven't fully caught up yet, maybe due to some infra delays or builder reputation issues. Are there specific areas in Sohna, perhaps near the upcoming DMIC, where you guys think there's still a chance for an underpriced asset? Or is the entire market already priced in for the Dwarka Expressway completion? From my experience, secondary market deals could be the way to go for better negotiation leverage, but finding genuine sellers is tough. Any insights?

Yaar, I'm not so sure. DMIC aur Dwarka Expressway ka impact toh abhi poora dikha nahi hai. Sohna mein jo infra development ho raha hai,
Totally agree with the post! Sohna mein new launches ka price dekh ke toh darr lagta hai. Builders ne rates itne badha diye hain ki first-time buyers ke liye scope hi nahi bacha. Lagta hai ab secondary market hi option hai, par wahan bhi genuine deal milna mushkil hai.
