Lotus Vatika Luxurious Villas — just moved in last month. Power backup ka kya scene hai yahan? Promised full flat backup, but abhi common areas hi mil raha hai. Water supply bhi tankero pe dependent lag raha. Investor perspective se, ye sab tenant attraction aur resale value pe kitna affect karega? Kya ye Noida mein common hai?

So, what's the plan now? Are other residents also facing this, and are you guys planning to approach the builder together?
It's a tough situation, OP. For a completed project like Lotus Vatika, these issues are hard to fix post-possession without significant resident intervention. From an investor perspective, yes, it will significantly impact tenant attraction because no one wants to deal with unreliable power and water, especially for a premium rent. Resale value will also suffer as discerning buyers will factor in the cost and inconvenience of these unresolved problems. It's not common for *all* projects in Noida, but definitely for builders cutting corners or those with poor planning.
Lotus Vatika Luxurious Villas sounds like a premium offering, given the price range of ₹63 L – ₹90 L. For that kind of investment, these utility problems are unacceptable. Is this a common builder issue or specific to this project? I'm looking at properties near Alistonia Estate and I'm worried about similar experiences.
My biggest mistake was not getting everything explicitly written in the sales agreement, especially regarding utilities like full power backup and water source. They just mention 'power backup' or '24x7 water' which is vague. For my flat in Alpha I Greater Noida, they promised full backup but it's only for common areas and one light point. Make sure the agreement specifies 'full flat power backup' and 'municipal water supply' or a clear, sustainable alternative. Otherwise, they'll always have an escape clause. This impacts everything from daily life to property value.
It's often builder-specific, but sometimes it's also about the location's overall infrastructure. However, for a 'luxurious' villa, the builder should have ensured robust solutions. Always do deep due diligence on the builder's past projects and talk to existing residents if possible, before committing to such a large investment.
My family almost booked a flat in Ajayabpur a couple of years back, and thankfully we backed out after seeing similar issues during site visits. Builders will show you glossy brochures and make grand promises, but the ground reality is often very different. Did you check their RERA status and past projects before booking? Sometimes their track record speaks volumes.
Totally agree. The current market conditions in Noida are already tricky. With so much inventory, buyers have options. If a property has these fundamental issues, it becomes very unattractive. Resale will definitely take a hit, and good tenants will look elsewhere. It's a lose-lose situation for the owner.
Checking RERA is a must, but even then, builders find loopholes. 'Completed' status doesn't always mean fully functional with all promised amenities. It just means the structure is done. Power backup aur water supply toh essential services hain, luxury villa mein toh expected hai hi! This is so frustrating for first-time buyers like us.
Oh no, this is exactly my fear! Lotus Vatika sounds nice from outside, but utility issues are a deal-breaker. Noida mein yeh sab common hai kya sach mein?
This is a big red flag, especially for a project with only 4 units. Smaller projects sometimes struggle with economies of scale for these services. Plus, if the builder isn't transparent from day one, it's a sign of future headaches. Investor perspective se, aise properties pe tenants bhi mushkil se milte hain, aur resale value toh aise hi down ho jaati hai jab basic amenities hi kharab ho. Bahut carefully choose karna chahiye, I learned this the hard way.
Exactly! When you pay ₹63 L – ₹90 L for a villa, you expect basic utilities to be sorted. Water supply tankero pe dependent? That's just ridiculous for this price range.
Haan bhai, common toh kaafi hai. Mera friend Alpha II mein ek project mein phasa hai, same power backup ka drama. Builder promises the moon, delivers a pebble. Bahut dikkat hoti hai baad mein.
