Builder brochures always overstate carpet area, especially for 3BHKs. For Next India Rashtra, my tip: check the RERA carpet area certificate first. It's usually much less than marketed. Don't just trust 'nearby' schools either; physically drive the routes. My wife prioritizes a genuinely safe walk for the kids, not just distance. Anyone else found this?

Absolutely! This is so true for Next India Rashtra. I visited their site last month and the sales guy was pushing a 'super area' number, not carpet. RERA certificate maangne par thoda hichkicha rahe the. It's so frustrating trying to get honest numbers. How much less was the RERA carpet area for you?

Mere liye toh almost 15-20% difference tha! Builder ne toh hadd kar di. It's a total scam.
